What is Physical Planning at PlaniN?
System design philosophy — not a collection of separate reports
Physical Planning at PlaniN means delivering the complete geometry and preliminary engineering
for a defined area of a city — covering drainage, solid waste collection and disposal, traffic and
transportation, pedestrian infrastructure, women and child safety, air quality, climate response,
and public utilities — all designed simultaneously as a single integrated system.
Our core conviction is that subsystems of a city are not independent. A drainage
corridor is also a utility corridor. A pedestrian path is also a safety intervention and a
climate control measure. A solid waste collection point is also a community activity node.
When designed together from the beginning, the cost efficiency is dramatic and the quality
of outcomes is incomparably higher.
DPR-Ready by Design — Our Physical Plans are structured chapter by chapter,
each chapter corresponding to one subsystem. Any chapter can be extracted and treated as a
standalone Detailed Project Report (DPR) for procurement, funding or tender purposes —
without any additional conversion work. The plans are engineered for implementation,
not just documentation.
The Subsystems We Plan
Each subsystem is a chapter. Each chapter is a DPR. All chapters form one convergent plan.
Patented
Traffic & Transportation
Interchange design using proprietary techniques. Level-of-service oriented. Door-to-door comprehensive mobility solutions integrated with existing and planned public transit.
Patented
Drainage & Utility Corridors
Proprietary corridor design that collocates drainage with utility networks. Storm water conservation and multipurpose use. Water-sensitive urban design restoring ponds, lakes and low-lying waterbodies.
Pedestrian Infrastructure
Women and child safety-oriented design. Climate control-oriented shading and greening. Pod facility integration. Level-of-service metrics for each pedestrian corridor.
Solid Waste Management
Designed to match Indian public habit patterns and actual solid waste load distribution. Facility placement that preserves aesthetics. Community and social activity integration that makes waste management rewarding and fun.
Water Management
Pioneer thinking in storm water storage and conservation. Conversion of low-lying areas into functional waterbodies. Pond and lake restoration. Multipurpose usage of retained storm water.
Air Pollution Control
Distributed locality-wise air pollution control measures that can be implemented incrementally. Neighbourhood-scale interventions targeting measurable improvement in ambient air quality.
Public Safety & Women's Safety
Safety by design — not an afterthought. Integrated into geometry of streets, lighting placement, pedestrian sight-lines and community activity nodes at every scale of planning.
Neighbourhood Planning
Interventions at RWA and private developer scale. Elevates quality of life and area attractiveness. Works with community governance structures for implementation and maintenance.
Our Planning Philosophy
01
Maximum Value per Rupee
We help clients visualise the scenario that delivers the maximum value addition
for every rupee spent on the city or area. Our plans are not what is conventional —
they are what is optimal, given the constraints and goals of each specific geography.
02
Total Convergence with City Goals
Every plan we produce is derived from the client's Master Plan, Zonal Plans,
Vision Statements or policy framework. We do not design in isolation.
Our output converges with the city's declared goals and makes them physically achievable.
03
Primary Survey Rooted
Our planning is rooted in primary surveys and our own developed observational
study methodologies. We do not plan from secondary data alone.
On-ground reality shapes every recommendation we make.
Scope of Services

Urban Planning & Zonal Planning+
PlaniN covers the complete ambit of Urban Planning — from city-wide Master Plans to
Zonal Plans and area-specific Development Plans. We translate statutory planning documents
into physically implementable interventions, resolving the frequent gap between what a
Master Plan prescribes and what can realistically be built on the ground.
Regional Planning+
Beyond city boundaries, PlaniN's planning capabilities extend to regional scale —
including inter-city corridors, regional infrastructure networks, and metropolitan
area frameworks. Regional plans produced by PlaniN are executable and derive directly
from ground-level survey data.
Policy Planning & Policy Studies+
We conduct all types of policy studies in the domain of urban and infrastructure policy.
Our policy outputs are derived from our on-ground implementation experience —
meaning the policies we recommend are those that can actually be implemented,
enforced and monitored. We cover regulatory frameworks, development control norms,
tariff structures, bye-law reform and institutional design.
Feasibility & Preliminary Engineering+
Full feasibility assessment for city infrastructure projects — technical, financial
and environmental. Our preliminary engineering is detailed enough to form the basis
for DPR preparation, tendering and funding applications without requiring a separate
study phase.
Neighbourhood & Private Developer Planning+
PlaniN is a thought leader in neighbourhood-level physical planning interventions.
We work directly with Resident Welfare Associations (RWAs) and private developers
to elevate quality of life at the local scale — with direct impact on area
attractiveness, property values, and resident wellbeing.
These interventions are designed to link seamlessly with the larger city systems.
Proprietary & Patented Capabilities
What makes PlaniN's physical plans different from conventional consultancy
Several of PlaniN's planning and design techniques are proprietary — developed through
years of on-ground implementation — and in many cases patented.
These include:
Patented
Interchange Design
Proprietary techniques for at-grade and grade-separated interchange design that optimise throughput, pedestrian safety and land use simultaneously.
Patented
Drainage & Utility Corridor
A unified corridor design method that collocates drainage, utilities and pedestrian infrastructure in a single right-of-way — dramatically reducing land requirement and implementation cost.
Proprietary
Door-to-Door Mobility Solution
PlaniN's own comprehensive mobility model that designs the full trip chain from origin to destination — not just arterial roads — with integration to public transit at every scale.
Proprietary
Observational Study Methods
Self-developed field observational study methodologies that capture on-ground behaviour, usage patterns and infrastructure performance with precision not achievable through secondary data.
Note on IP — PlaniN's patented and proprietary methodologies are available to clients
through our service engagements. Licensing arrangements for specific techniques are available
for institutional and government partners. Contact us to discuss IP access frameworks.
